What a Portable Cabin in Mumbai Actually Costs You in Time and Permissions
Ordering a portable cabin in Mumbai is less about the cabin and more about getting it onto your plot. The fabrication itself is quick — a standard site office or security cabin is built in days, not weeks. What slows projects down is the last 500 metres: society gate clearance, MIDC or MCGM entry timing, overhead cables on the approach lane, and the window in which a hydra is allowed to stand on a public road.
Three things worth settling before you order:
- Approach width. Measure the narrowest point between the main road and the final position. If it is under 3 metres, a single large unit may need to be replaced by two smaller units bolted together on site.
- Unloading window. In Mumbai and Thane, many societies and industrial estates allow heavy-vehicle entry only in fixed hours. Fixing that slot in advance usually saves a full day of standing charges.
- Base surface. A levelled murum or PCC pad, or even four concrete blocks at the corners, keeps the floor dry through monsoon and stops the frame from twisting.
We deliver across Mumbai, Thane, Navi Mumbai, Bhiwandi, Taloja and Panvel, and our team will tell you honestly if your approach needs a smaller unit instead of selling you one that cannot be placed. Share your size and location — a written quote comes back the same day.

Why Builders Choose MK as Portable Cabin Manufacturers in Mumbai
A portable cabin on a Mumbai site has to survive three things at once: the monsoon, the salt in the coastal air, and being lifted and shifted every few months. A cabin that was assembled quickly from thin sheet will start showing door misalignment, rusted hardware and leaking joints within one season. We build every cabin at our own factory at Mumbra, Thane, which means we control the steel section, the panel thickness, the insulation and the paint system ourselves instead of depending on a third party.
That also means you deal with the person who actually built your cabin. If something needs correcting after delivery, our own team comes to your site. Over 10+ years we have supplied 500+ clients, including large contractors running solar and infrastructure projects where cabins have to be inspected and approved before dispatch.
Porta Cabin Sizes We Build in Mumbai
Most Mumbai sites pick from five standard sizes. If none of them fits your layout, send us your drawing and we will build to it — a large share of our work is custom sizes made for a specific site plan.
| Size | Commonly used as | Comfortable for |
|---|---|---|
| 10 ft x 10 ft | Security cabin, guard post, small site office | 1 to 2 people |
| 20 ft x 8 ft | Site office for engineer and supervisor | 3 to 4 people |
| 20 ft x 10 ft | Site office with attached toilet, or small store | 4 to 6 people |
| 30 ft x 10 ft | Office with cabin plus meeting area, or HSE centre | 8 to 12 people |
| 40 ft x 10 ft | Full project office, conference cabin, labour accommodation | 15 to 20 people |
What Goes Into the Cabin
- Structure — MS steel base frame and columns with lifting points, so the cabin can be craned and shifted.
- Walls and roof — PUF insulated sandwich panels or GI sheet with insulation, chosen according to how long the cabin will stand and how hot the site gets.
- Flooring — ply with vinyl, or chequered plate where heavy traffic and muddy boots are expected.
- Electrical — concealed wiring, switch boards, lights, fans and AC points as per your requirement.
- Doors and windows — powder coated frames with sliding or openable windows, mosquito mesh on request.
- Toilet — attached or separate, Indian or western WC, with bio-tank or soak pit connection.
Where We Deliver Around Mumbai
We deliver and install across the whole Mumbai Metropolitan Region — South Mumbai, Andheri, Goregaon, Borivali, Bhandup, Mulund, Powai, Chembur, Vikhroli, Kurla and Navi Mumbai, as well as Thane, Navi Mumbai, Mumbra, Bhiwandi, Panvel, Taloja, Kalyan, Dombivli and Ulhasnagar. We also serve Pune and take project orders for other states.
Because our factory is at Mumbra, most Mumbai and Thane deliveries are a short trailer run. That matters more than it sounds — a shorter road run means less jolting, which means the cabin reaches you with its fittings intact.
What Decides the Price of a Portable Cabin
Clients often ask for a single rate over the phone, but an honest quotation depends on what you actually need. The main things that move the price are the size, whether you want PUF insulated panels or plain insulated sheet, the flooring, how much electrical work and air conditioning goes in, whether a toilet is attached, and how far the site is. Tell us the size and the use and we will put the full breakup in writing, so there are no surprises at the time of billing.

Portable Cabin in Mumbai: Why a Coastal Site Needs a Different Build
If you are ordering a portable cabin in Mumbai, one question decides more about its life than the size does: how close is the site to the sea? A cabin at Bandra Reclamation, Worli, Vashi creek or anywhere along the harbour line lives in salt-laden air for twelve months a year. The same cabin at Bhiwandi, Taloja or Panvel interior does not. We build both, but we do not build them identically, and it is worth knowing what changes so you can ask for it.
Hardware is the first thing salt air eats. On coastal sites we move to stainless or heavily galvanised hinges, hasps, window stays and screws. Ordinary MS hardware with a thin powder coat will start weeping rust within one monsoon within two kilometres of the water, and once a hinge seizes the door frame goes out of line. Second is the outer skin. Pre-painted galvanised sheet is standard for us, but for coastal work we ask for a higher zinc coating and we seal every cut edge, because a raw sheared edge is where corrosion begins.
Third is the floor and the base. Humidity near the coast keeps the underside of a cabin damp long after the rain stops. We raise the cabin on plinths or channel sections instead of letting it sit flat on soil, so air moves underneath, and we use a marine-grade or cement-board floor rather than plain plywood where the budget allows. Fourth is the repaint cycle. An inland cabin can go four to five years between touch-ups. A coastal one needs a look every two years, mainly at the roof seams, the window drip edges and the door bottoms.
None of this adds much to the order if it is decided before fabrication. It is expensive to retrofit. So when you send us the enquiry, tell us the site address, not just the size — we will specify the build for where the cabin is actually going to stand.
Frequently Asked Questions
Who are the best portable cabin manufacturers in Mumbai?
Look for a manufacturer who builds in their own factory rather than trading finished cabins, who can show you completed projects of a similar size, and who handles delivery and installation themselves. MK Portable Cabin builds every cabin at our own Mumbra factory in Thane and has served 500+ clients across Mumbai and MMR over 10+ years.
How much does a porta cabin cost in Mumbai?
There is no single rate. The cost depends on the size, the wall material, whether PUF insulation is used, the flooring, the electrical and air conditioning fittings, the toilet arrangement and the delivery distance. Send us your size and requirement and we will give you a written quotation the same day.
How long does it take to get a portable cabin in Mumbai?
A standard site office or security cabin in a common size is usually ready in a few days. A custom cabin built to your drawing takes longer because of panel fabrication, electrical work and painting. We confirm a date in writing before taking the order.
Can the cabin be moved later to another site?
Yes. That is the whole point of a portable cabin. The cabin is built on a steel base frame with lifting points so it can be craned onto a trailer and shifted to your next project. Many of our clients move the same cabin across three or four sites.
Do your cabins handle the Mumbai monsoon?
Our cabins are built for coastal and monsoon conditions. Roofs are sloped and sealed, joints are treated, and the structure is primed and painted to resist humidity and salt air. We also advise on the right flooring so water does not sit inside during heavy rain.
Do you deliver outside Mumbai?
Yes. Besides Mumbai we regularly deliver to Thane, Navi Mumbai, Bhiwandi, Panvel, Kalyan, Dombivli and Pune, and we have supplied project cabins to large solar and infrastructure sites in other states as well.
Portable Cabin in Mumbai: Delivery Areas, Site Access and Timelines
If you are looking for a portable cabin in Mumbai, the first question is not price – it is whether our truck can reach your spot and whether the unit can be placed without a crane. We build at our Mumbra-Thane workshop and deliver across Greater Mumbai: South Mumbai, Andheri, Goregaon, Malad, Borivali, Bhandup, Mulund, Chembur, Kurla, Govandi, Vikhroli and the full Thane-Navi Mumbai belt, plus the MIDC areas at Taloja, Bhiwandi, Rabale and Panvel.
Three things decide how fast your cabin lands on site. First, road width – a standard 20 x 10 ft cabin needs roughly 12 ft of clear lane and a turning radius at the gate. Narrow lanes in older parts of the city are handled by building the cabin in two bolt-together halves and joining them on site. Second, unloading method – an open plot takes a simple tilt-and-slide off the truck, while a cabin going onto a podium, terrace or behind a compound wall needs a hydra or crane, which we arrange and quote separately. Third, municipal timing – heavy vehicles are restricted on many Mumbai roads during daytime, so most of our city deliveries move between 11 pm and 6 am.
On timelines: a standard site office or security cabin in a common size is usually ready in 7 to 10 working days from order confirmation, and delivery inside Mumbai adds one day. Custom layouts – attached toilet, partition walls, extra windows, AC provision – add about 3 to 5 days. During monsoon we fit the roof and sealing work first so the unit is weather-ready the day it reaches you. Tell us your size, headcount and exact site location and you will get a written quotation with a committed delivery date the same day.
Call +91 98676 48337 or WhatsApp us with a photo of your site gate – we will tell you straight away whether a crane is needed.
Choosing a Portable Cabin in Mumbai: Four Decisions That Matter Most
Ordering a portable cabin in Mumbai goes wrong in the same four places almost every time, so settle these before you ask anyone for a rate. First, the wall panel. PUF panel holds the heat out and stays quiet in the rain, which is what you want for an office or a cabin with an AC. EPS and plain GI sheet are lighter on the pocket and fine for a store room or a short job. Second, the size against the real headcount. A 10×10 suits one engineer and a visitor chair. A 20×8 carries three to four desks. Anything above six people needs a 30×10 or a 40×10, or two cabins placed side by side.
Third, site access. Our cabins reach Mumbai sites fully built on a trailer, so the gate width, the turning space inside the compound and overhead wires decide whether a crane can set the unit down in one go. In a tight lane in Kurla or Bhandup we supply in knock-down panels and assemble on the spot instead. Send a photo of the approach road and we will tell you which route works. Fourth, what goes inside. Light points, fan and AC points, a window with a grill, vinyl flooring, an attached toilet — each one is far cheaper fitted at the factory than retro-fitted after delivery.
Decide these four and a quotation takes minutes instead of days. Send your size, headcount and the site location on WhatsApp and you will have a written quote the same working day.

Portable Cabin in Mumbai: Delivery Time, Site Access and Society Permission
Ordering a portable cabin in Mumbai is less about the cabin and more about the last fifty feet to your site. The unit itself is built in our Mumbra workshop in a few working days once the size is frozen. What decides your actual handover date is whether a truck can reach the spot, whether a crane or hydra can stand beside it, and whether the building society or MIDC office has given a written nod. Plan all three together and a standard site office is usually in place within a week of order confirmation.
For access, measure the narrowest point on the approach road, not the widest. A 20×10 cabin needs roughly 3.5 metres of clear width and no low cable or branch under 4.5 metres. In congested pockets of Andheri, Dadar, Kurla and Ghatkopar we often shift the drop to between 11 pm and 6 am, when traffic police allow heavy vehicles and the lane is empty. Tell us the pin location in advance and we will do a quick check on the route before dispatch.
For permission, a cabin on a private plot or an active construction site normally needs nothing more than the site owner’s consent, because the unit is movable and not a permanent structure. Inside a housing society, get the secretary’s written approval for the position and the duration first. On MIDC and government plots, keep the work order and your contractor registration handy. We hand over an invoice with full unit details, which is what most societies and site offices actually ask to see.
Share your size, the location pin and the levelling condition of the ground, and you will get a written quotation with a firm delivery date the same day.
