MK Portable Cabin builds container office cabins from the steel up — cut to your size, insulated, wired and delivered ready to sit in. We are a manufacturer, not a reseller: the unit is made in our own yard at Mumbra, Thane. Over 10 years and 500+ clients across Mumbai, Navi Mumbai, Thane, Pune and the rest of India.

What is a container office cabin?
A container office is a shipping container turned into a working room. The steel shell stays — that is what makes it strong enough to be craned onto a truck, dropped on a site and moved again next month — and everything a working office needs goes inside it: insulated walls and roof, a proper floor, windows, a door, wiring, lights, fans and AC points.
It is the unit most contractors in Mumbai end up choosing for a site office, because it survives being moved, it locks properly, and it does not need a mason, a plumber and three weeks of your time to exist.
What decides the container office price
People search for a container office price expecting one number. There is not one, and anybody who gives you a figure before asking these questions is guessing:
- Size. A 10 x 10 guard-and-record room and a 40 x 10 site office with three cabins are not close in cost. Size is the single biggest factor.
- New container or fabricated shell. A one-trip container costs more than a fabricated steel shell of the same size, and both are honest options depending on how hard the unit will be used.
- Insulation. PUF, rockwool or EPS, and the thickness you pick. This is the difference between a room people can work in through a Mumbai May and a tin box they avoid after 11 am.
- What goes inside. Internal partitions, a toilet corner, a pantry, a false ceiling, vinyl or tile flooring — each one adds.
- Electrical load. Lights and fans are standard. AC points, a distribution board, extra sockets and provision for a server or printer station are extra.
- Delivery and craning. Distance from Mumbra and whether a crane or hydra is needed at your end. A unit going to a Pune site costs more to land than one going to Bhiwandi.
Give us the size and a one-line description of what you need inside, and you get a firm figure on the same call. We do not need a site visit to quote, and we do not send a number that changes after you say yes.
Standard sizes we build most often
| Size (ft) | Typical use | Comfortable for |
|---|---|---|
| 10 x 10 | Single cabin, store or record room | 1–2 people |
| 20 x 8 | Standard 20 ft container office | 3–4 people |
| 20 x 10 | Site office with a small meeting corner | 4–6 people |
| 30 x 10 | Office plus separate engineer cabin | 6–10 people |
| 40 x 10 | Full site office, cabins + conference + toilet | 10–15 people |
These are the sizes that move fastest. They are not a menu you have to pick from — every unit is cut to the customer drawing, so if your site needs 25 x 10 or 18 x 9, that is what we build.
What comes as standard
- Steel container shell, treated and painted inside and out
- Insulated wall and roof panels — so it is a room, not an oven
- Marine ply or steel flooring with vinyl finish
- Lockable main door with a proper hasp and handle
- Sliding or openable windows with safety grills
- Internal wiring — tube lights, ceiling fans, switchboards and sockets
- MCB and earthing point

Container office or portable cabin — which should you buy?
This is the question we are asked most, and the honest answer depends on one thing: how often will the unit move?
- Pick a container office if it will be craned, trucked and re-sited several times, if it has to be stacked, or if it will sit in a rough yard where things get knocked. The steel shell takes the punishment.
- Pick a portable cabin if it will mostly stay put, if you want a size a container cannot give you, or if transport cost matters — a cabin is lighter and cheaper to move.
We build both, so we have no reason to push you towards either. If you are still deciding, read our full comparison: Container Cabin vs Portable Cabin.

Frequently asked questions
What is the price of a container office?
There is no single container office price, because the cost moves with the size, the panel you pick, how much electrical work goes in, and whether you want a toilet or a pantry inside. A bare 10 x 10 unit and a furnished 40 x 10 office with AC are very different numbers. Tell us the size and what you need inside, and we give you a firm figure on the same call — no site visit needed to quote.
What is the difference between a container office and a portable cabin?
A container office starts from a real shipping container — a steel box already strong enough to be lifted and stacked. A portable cabin is built from a steel frame with insulated panels. The container is tougher and better if the unit will be moved often or stacked; the cabin is lighter, cheaper to transport and easier to make in odd sizes. For most site offices in Mumbai either works, and we build both.
How long does it take to get one?
A standard container office is usually ready in a few days once the size is fixed. Heavily furnished units with full electrical, flooring and partitions take longer. We tell you the honest date on the call rather than promising a day we cannot hold.
What base do I need at my site?
A level, firm surface. Compacted murum, a concrete plinth, or even plain level ground is fine for most units. What matters is that it is level and that a truck can reach it. Send us a photo on WhatsApp and we will tell you if it needs anything.
Can you make windows, a toilet and a pantry inside one container?
Yes. Windows, doors, internal partitions, a toilet corner with a WC and washbasin, a small pantry, and full electrical with lights, fans, sockets and AC points can all go into one unit. Every unit we build is cut to the customer layout, not picked off a shelf.
Do you deliver outside Mumbai?
Yes. We deliver across Mumbai, Navi Mumbai, Thane, Mumbra, Bhiwandi, Panvel, Kalyan, Dombivli, Vasai-Virar and Pune, and we send units to other parts of Maharashtra and India as well. Transport is quoted separately based on the distance and the crane needed at your end.
Is it hot inside a steel container?
Not if it is insulated properly. Bare steel heats up, which is why every unit we build gets insulated wall and roof panels. With insulation and a ceiling fan most units stay comfortable; with an AC point and a 1.5 ton unit they are as cool as any built office.
Can I buy a used container office instead?
We build new units. Used containers are sold cheap, but you inherit rust, dents, a floor that has carried chemicals, and no warranty. For an office your team sits in every day, the saving usually disappears into repairs within the first year.
