Fire safety is the one part of a portable cabin specification that nobody asks about at the quotation stage and everybody asks about during an audit. The good news is that a well-built insulated cabin is not inherently risky. The problem is that the three things which cause almost every cabin fire — the insulation core, the electrical work, and what people keep inside — are also the three things buyers compare least carefully.

This guide explains which insulation core behaves how in a fire, what the electrical scope should include, and the practical checklist for a cabin that will pass an inspection and keep the people inside safe.

The insulation core is the single biggest decision

Portable cabin walls are a steel sheet sandwich with an insulating core. The core is what determines how the cabin behaves if a fire starts, and the three common options are very different.

CoreBehaviour in fireInsulation valueSuitable for
Rockwool (mineral wool)Non-combustible; does not propagate flameGoodKitchens, canteens, labour accommodation, electrical rooms, anywhere an audit applies
PUF / PIRCombustible core, but encased in steel; PIR chars rather than meltingBestGeneral offices, site offices, security cabins
Thermocol (EPS)Melts and propagates readily; avoidPoorNothing occupied

The short version: if the cabin is an office or a security booth, PUF or PIR encased in steel is reasonable and is what most of the market uses. If the cabin has a kitchen, a canteen, people sleeping in it, or an electrical panel inside it, specify rockwool and accept the slightly lower insulation value. And never accept thermocol in an occupied cabin, whatever the price difference — it is the core behind most of the cabin fires that make the news.

Ask for the core type and thickness in writing on the quotation. A seller who writes “insulated” without naming the core is leaving themselves room, and you will not be able to tell by looking at a finished panel.

Electrical work: where cabin fires actually start

In our experience the core almost never starts the fire. The wiring does, and usually because of work done after delivery. What the original specification should include:

After delivery, the rule is simple: no extra wiring by the site electrician without the same standard. Most of the dangerous installations we see are a legitimate cabin plus three months of added extension boards.

What to keep in the cabin — and what not to

A cabin is a small sealed box. What is stored inside changes the risk more than the build does.

Layout and escape

Four layout points that an inspector will look for and that genuinely matter:

  1. Door opening direction and clearance. The exit door must be reachable without passing the likeliest fire source, which usually means not past the electrical panel or the tea point. Keep the path to it clear at all times.
  2. A second way out of a long cabin. In a 30 ft unit, or any cabin with internal partitions, a single door at one end means someone can be cut off. A second door, or at minimum a window large enough to climb through, fixes that.
  3. Window type. Sliding aluminium windows that actually open are an escape route. Fixed glazing is not, and a cabin with only fixed glazing and one door is a poor layout.
  4. Fire extinguisher, mounted and visible. An ABC dry powder extinguisher near the exit, with the pressure gauge checked, plus a CO2 unit if there is a significant electrical panel. Mounted on the wall — not sitting in a corner behind a cupboard.

For labour accommodation and bunk houses, the rules tighten: rockwool core, two exits per unit, extinguishers at both ends, no cooking inside the sleeping unit, and separate cooking and dining in a dedicated block. That block is better served by a separate cabin with its own ventilation than by a partition inside the dormitory.

Where MK Portable Cabin fits in

We manufacture at our own unit in Mumbra, Thane, and deliver across Mumbai, Thane, Navi Mumbai, Panvel, Bhiwandi and the surrounding MIDC belts. More than 500 happy clients have taken cabins from us, including construction contractors, factories, warehouses, hospitals and housing societies — many of whom have to clear a safety audit on the cabin.

We write the insulation core type and thickness, the sheet gauge, the frame section and the full electrical scope onto every quotation, we supply rockwool-core units where the use demands it, and we fit concealed conduit with an MCB distribution box and earthing terminal as standard rather than as an extra. Office cabins, site office cabins, security cabins, bunk houses, portable toilet cabins and shop cabins are all in our product range.

Frequently Asked Questions

Is a PUF portable cabin a fire risk?

A PUF core is combustible, but in a cabin it is fully encased in steel sheet, which is why PUF and PIR panels are standard for offices and security cabins across the industry. The practical risk in those cabins comes from wiring and stored materials, not the core. Where the use involves cooking, sleeping or an electrical panel inside the unit, specify a non-combustible rockwool core instead.

Which insulation should I ask for if the cabin has a kitchen or canteen?

Rockwool. It is a mineral wool and does not propagate flame, which is what you want anywhere there is an open flame, a hotplate or an LPG line nearby. You give up a little insulation value against PUF, and it is the right trade in that location.

How many fire extinguishers does a portable cabin need?

One ABC dry powder extinguisher mounted near the exit is the practical minimum for a single office or security cabin. Add a CO2 unit where there is a significant electrical panel, and put one at each end of a long cabin or a bunk house with two exits. Check the pressure gauge monthly and get the unit serviced on schedule.

Does a portable cabin need earthing?

Yes, always. The cabin body is steel and therefore conductive, so a wiring fault in an unearthed cabin can make the wall live. Ask for an earthing terminal on the body as part of the cabin scope, and have an earth pit made at site before the cabin is energised.

Can I store a diesel can or LPG cylinder inside the cabin?

No. Fuel, LPG, thinner and paint should never be kept inside an occupied cabin. If a canteen needs LPG, place the cylinder in a ventilated enclosure outside the cabin and run the line in. This single rule removes most of the serious risk in a site cabin.

Will you provide the specification in writing for our safety audit?

Yes. Every quotation and invoice from us carries the insulation core and thickness, sheet gauge, frame section and electrical scope. Tell us which audit or client requirement you have to satisfy and we will build and document to it. Send us your size and use and you will have a written quote the same day.
