Not every requirement needs a 40×10. A great many of the enquiries we answer are for a small office cabin — one room for one to three people, dropped on a plot, a terrace, a compound corner or a shop frontage, working from day one. This is the guide to that smaller end of the range: which sizes genuinely work, what fits inside each one, and the mistakes that make a compact cabin feel cramped when it did not have to. MK Portable Cabin builds these at our unit in Mumbra, Thane, and has delivered to 500+ clients across Mumbai, Thane, Navi Mumbai and beyond.
Who buys a small office cabin
The pattern is consistent. A builder needs a supervisor’s room on a plot where the main site office will come later. A transport or logistics operator needs a weighbridge or gate office. A clinic, a tuition class or a nursery needs one consultation room. A factory needs an admin cabin inside the shed, away from the noise but in sight of the floor. A property developer needs a booking office at the project gate. A homeowner needs a study or a work room on the terrace without touching the structure of the house.
In every one of those cases the requirement is the same: a single enclosed room, cool enough to sit in through a Mumbai afternoon, with power and a lockable door, that can be moved later if the plan changes.
The sizes that actually work for one to three people
Below 6×6 a cabin stops being an office and becomes a watch post. Above 20×8 you are no longer in the small-cabin conversation. Here is what fits in between.
| Size (ft) | Floor area | Comfortably seats | What fits inside |
|---|---|---|---|
| 6×6 | 36 sq ft | 1 person, no visitor | Small desk, chair, shelf. Gate office or watch post. |
| 8×8 | 64 sq ft | 1 person + 1 visitor | Desk, two chairs, a filing rack, AC point. |
| 10×10 | 100 sq ft | 1 to 2 people | Desk, visitor chairs, almirah, printer table. The most ordered small size. |
| 12×10 | 120 sq ft | 2 people | Two desks facing each other, storage, small drawing board. |
| 20×8 | 160 sq ft | 3 people | Three desks in a row, a partitioned corner, almirah and a pantry shelf. |
If you are close to the boundary between two sizes, take the larger one. The jump in cost between a 8×8 and a 10×10 is small compared to the cost of ordering a second cabin six months later because the first one filled up. Our full portable office cabin size guide covers the larger sizes in the same way.

Why panel choice matters more in a small cabin
A big cabin has volume to absorb heat. A 8×8 does not. Put a GI sheet cabin on an open plot in April and by two in the afternoon it is unusable no matter how hard the fan works. This is the single most common regret we hear from people who bought the cheapest small cabin they could find.
For any cabin somebody will sit in all day, specify a PUF panel wall and roof. PUF holds the heat out, keeps the inside quiet when it rains on a metal roof, and means a 1-ton AC can actually hold the temperature in a 10×10 instead of running flat out. EPS panel is the middle option and is reasonable for a room used for a few hours a day. Plain GI sheet belongs on a store room, not an office. Our comparison of PUF vs EPS panels goes into the numbers.
The five fittings worth specifying at order time
Window placement. Two windows on opposite walls give cross ventilation, which makes a small cabin feel twice its size. One window on one wall does not. Ask for the window positions on the drawing, not just the count.
AC point and load. A 10×10 PUF cabin is comfortable on 1 ton; the same cabin in GI sheet will struggle on 1.5. Have the AC sleeve, the drain and the dedicated point fitted at the factory — cutting a sleeve into a finished panel afterwards is messy and breaks the insulation line.
Electrical layout. Count the points honestly: a light, a fan, the AC, two or three 5-amp sockets for laptop and printer, and a 15-amp point. Specify them now; adding conduit later means surface wiring.
Flooring. Vinyl is the sensible default for an office — easy to clean, no joints to trap dust, and it survives a monsoon of muddy boots better than a laminate. Our flooring options guide compares the four choices.
Door and lock. One door with a proper lock and a grill, opening outwards. In a small cabin an inward-opening door eats usable floor.

Where it will stand, and how it gets there
A small cabin is the easiest size to deliver and the easiest to place badly. Three things to settle before the trailer leaves.
The base. The cabin needs a level surface. A plinth of a few inches, a compacted and levelled murum bed, or four concrete pedestals under the corners all work. What does not work is soft soil that settles unevenly in the first monsoon and leaves the door rubbing. Our foundation checklist has the detail.
Access. Small sizes up to 10×10 go on an ordinary truck and can usually be placed with a hydra. On a terrace or inside a built compound, we supply in knock-down panels and assemble on the spot — send a photo of the approach and the gate width and we will tell you which route applies.
Orientation. Put the long blank wall towards the afternoon sun and the windows on the shaded sides. It costs nothing at placement time and makes a real difference to how the cabin feels in summer.
Frequently Asked Questions
What is the smallest office cabin that is actually usable as an office?
8×8 is the practical minimum for one person with a visitor chair. 6×6 works as a gate office, a watch post or a cash counter but gets tight the moment a second person walks in.
Can a small office cabin be moved later?
Yes, that is the main advantage of it. A 10×10 or smaller lifts onto a truck in one piece with a hydra and can be shifted to another site. If the cabin was assembled on the spot in panels, it can be dismantled and rebuilt the same way.
Will one AC be enough for a 10×10 cabin?
In a PUF panel cabin, a 1-ton split or window unit holds a 10×10 comfortably. In a GI sheet cabin the same room will need more and still feel warm, which is why we recommend PUF for any room people sit in all day.
Do you make a small office cabin with an attached toilet?
Yes, from 20×8 upwards there is enough length to partition a WC off at one end without the office becoming unusable. Below that, a separate small toilet cabin beside the office is the better arrangement.
How much does a small office cabin cost?
It depends on the size, the panel type and the fittings, so we quote rather than publish a single rate. The one fixed price we do publish is our Shop Portable Cabin at Rs 70,000. For anything else, tell us your size and you will have a quote the same day.
Send us your size today
Give us three things — the size or the headcount, the site location, and whether an AC will be fitted — and we will send a written quotation with a delivery date. If you are unsure between two sizes, say so and we will tell you honestly which one your use calls for.
