A well-built portable cabin is a long-life asset, not a disposable shed. The units that fail early almost never fail because of the panel or the frame – they fail because nobody checked the roof fasteners for three years, or because a small leak at a panel joint was left until the plywood floor rotted. Portable cabin maintenance is simple and cheap if you do it on a schedule. Here is that schedule.

Every month: the ten-minute walk-round
- Roof – clear leaves, plastic and debris. Blocked drainage is the single most common cause of leaks.
- Gutters and downpipes – check they are running clear.
- Doors and windows – open and close each one. Stiff hinges and loose latches get worse fast.
- Interior ceiling and corners – look for any stain, damp patch or discolouration. A stain is an early warning, not cosmetic damage.
- Floor – walk the whole floor and feel for any soft or springy spot.
- Exterior body – look for dents, scratches through the paint, and any place where bare steel is showing.
Every three months
- Roof fasteners – check the screws and their washers. Replace any washer that has hardened or cracked.
- Panel joints and sealant – inspect vertical and horizontal joints. Where sealant has shrunk or lifted, clean and re-apply.
- Frame base – look underneath at the base channel and the supports. This is where rust starts, especially in coastal air.
- Electricals – check the MCB box, look for loose or heated points, and check that earthing is intact.
- Air conditioner – clean or replace the filter, and check that the drain pipe is discharging outside and not into the wall.
- Locks – lubricate, and replace any lock that has started to stick.
Every six months
- Touch-up painting – any scratch that has reached bare steel gets cleaned, primed and painted. Do not wait for rust to appear.
- Silicone around windows and doors – re-seal wherever the bead has pulled away.
- Levelling – check the cabin is still sitting level. Ground settles, especially after a monsoon. An out-of-level cabin puts stress on door frames and panel joints.
- Deep clean of the interior – including behind furniture, where damp is usually spotted first.
Once a year
- Full exterior repaint or re-coat where the paint system is due – follow the manufacturer recommendation for your finish.
- Complete electrical inspection by a qualified electrician, including load check if you have added equipment.
- Roof sheet inspection from above – check for standing water, ponding, and any sheet that has lifted.
- Flooring inspection – lift a corner covering where possible and check the substrate.
- Fire safety – service the extinguisher, check the smoke detector if fitted, and confirm the exit route is clear.
Before every monsoon
This is the one that matters most in Mumbai, Navi Mumbai and Thane. Four weeks before the rains:
- Clean the roof completely and check that water runs off with no ponding.
- Clear and test gutters and downpipes with a bucket of water.
- Re-seal every roof penetration – AC pipes, cable entries, vent pipes.
- Check and re-apply sealant on all panel joints and around door and window frames.
- Check the ground slope around the cabin so water drains away, not towards the base.
- Raise or re-bed any plinth block that has sunk.
- Inspect and secure external wiring and any outdoor light fittings.
The mistakes that shorten a cabin’s life
- Ignoring a small stain on the ceiling. Water is already inside the panel by the time you can see it.
- Drilling into panels carelessly. Every unsealed hole is a leak path. Seal every fixing.
- Letting the cabin sit on soft, unlevelled ground. This causes twist, and twist causes door and joint problems.
- Overloading the electrics. Adding an AC or heavy equipment without checking the circuit is a fire risk.
- Pressure-washing panel joints at close range. It drives water past the sealant.
- Skipping paint touch-ups. In coastal air, exposed steel rusts quickly and the repair cost multiplies.
Keep a one-page log
Stick a simple checklist inside the cabin door with a date column. When maintenance is written down, it happens. When it lives in somebody’s head, it does not.
