Search “portable cabin manufacturer in Mumbai” and you will get dozens of listings. Many of them do not manufacture anything — they take your order, place it with a small fabricator, and add a margin. That is not automatically bad, but it does mean nobody is accountable when a panel joint opens in the first monsoon. Here are nine checks that tell you who you are actually dealing with.

1. Do they have their own manufacturing unit?
Ask one direct question: “Where is your unit and can I visit it?” A manufacturer will give you an address and a time. A trader will change the subject, offer to send photos, or tell you the unit is “far”.
Visiting matters because you get to see half-finished cabins — and a half-finished cabin tells you everything a finished, painted one hides.

2. Ask for the specification in writing, before price
A serious quote names the panel type and thickness, the base channel size, the flooring, the number of electrical points and the window and door type. A weak quote says “20 x 8 portable cabin — ₹X”.
If you get the second kind, send back a list of specifications and ask them to fill it in. How they respond tells you more than the price does.
3. Inspect the welding and panel joints yourself
You do not need to be an engineer. Look at three things: are the welds continuous or just tacked at intervals; do the panel joints sit flush without gaps; and does the base frame look proportionate to the cabin size.
Gaps at joints are where water gets in. Water getting in is where rust starts. Rust is why a cabin that should last fifteen years fails in four.

4. Confirm the insulation is actually there
Insulation is invisible once the panel is closed, which is exactly why it is the easiest thing to shortchange. Ask to see a cut panel section or an offcut at the unit. Confirm the thickness in mm and the material in writing on the invoice.
- Ask for the panel thickness in mm, not “insulated”
- Ask which insulation — PUF, rockwool or EPS
- Ask for an offcut or cut section to see
- Get the material and thickness written on the invoice, not just the quote
5. Check GST registration and insist on a tax invoice
A registered manufacturer gives you a GST invoice. That invoice is your proof of purchase, your warranty document, your input credit if you are a business, and your only real leverage if something goes wrong later.
A cash deal with no paperwork saves a little and costs you every protection you had.
6. Get the warranty terms, not the warranty word
“One year warranty” means nothing on its own. Ask: covered against what — structure, panel, paint, electricals? Does someone come to site, or do you have to send the cabin back? Who pays for transport on a warranty visit?
Write the answers on the order. A manufacturer who stands behind the build will not object.

7. Ask about relocation before you buy
If your cabin will move between sites, that changes the build — the base, the frame, the lifting points. Tell them up front. A manufacturer who asks you this question before you raise it is a good sign.
8. Ask for local references you can actually call
Not a photo gallery — names of sites in your area. Anyone delivering regularly in Mumbai, Navi Mumbai, Thane, Bhiwandi, Panvel or Taloja will have plenty. Call one. Ask how it held up in monsoon.
9. Judge the after-sales response before you pay
Send a WhatsApp message with a technical question and see how long the reply takes and whether it actually answers you. That response time is exactly what you will get after payment — usually a little slower.
A supplier who is slow to answer while chasing your order will not get faster once they have your money.

Portable Cabin in Mumbai: Which Areas We Deliver To and What Each Site Needs
When you search for a portable cabin in Mumbai, the manufacturer’s address matters as much as the price, because transport and crane access decide whether the cabin reaches your gate in one piece. Our unit is in Mumbra, which sits between the island city and the Thane-Kalyan belt, so a single trailer run covers most of the metropolitan region in a few hours.
Site conditions change what we send, and it is worth knowing before you order:
- South Mumbai and the western suburbs: narrow approach roads and building-society gates are the usual problem. We keep the unit width under 8 ft for these, or send the cabin in two panels and bolt it together on site.
- Thane, Mumbra, Kalyan and Dombivli: straightforward trailer access in most places. Same-day or next-day delivery is normally possible once the specification is frozen.
- Navi Mumbai, Vashi, Airoli and Panvel: wide roads, so full 20 ft and 30 ft units go in one piece. MIDC plots usually need a gate pass arranged a day ahead.
- Bhiwandi and Taloja warehouse belts: big plots, but soft ground in monsoon. A simple plinth or four concrete pedestals keeps the floor dry and the door square.
Two things to settle before you confirm any order: whether a hydra or crane can stand within reach of the final position, and whether the floor level you want needs a plinth. Both are free to check — send us a photo of the gate and the spot, and we will tell you what fits.
Sizes run from a 6×4 ft security cabin to a 30×10 ft site office, with PUF insulation, AC provision, toilet attached and storage shelves as you need them. Tell us the size and we will have a written quote the same day.
Frequently Asked Questions
How do I know if a supplier is a manufacturer or a trader?
Ask to visit the unit at a specific time. Manufacturers give you an address; traders deflect. You can also ask who does the welding and panel work — a manufacturer answers directly about their own team.
Is the cheapest quote usually the problem?
Not always, but a quote well below the rest normally means a thinner panel, lighter base, fewer electrical points, or transport excluded. Ask what has been left out and compare the specifications, not the totals.
Should I pay full advance?
A part advance with the balance on delivery or after inspection is normal and reasonable. Full advance before fabrication removes all of your leverage. Get the payment stages on the order.
What should I check on delivery day?
Size against the order, panel thickness, welding continuity, all electrical points working, doors and windows operating, flooring finish, and no transit damage. Check before you sign, not after.
Do you visit site before quoting?
For larger or custom jobs, yes — it avoids access problems on delivery. For standard sizes, photos of the access road are usually enough.
