Ask three manufacturers for a 20ft x 8ft portable office cabin and you will often get three very different prices. That is not because someone is cheating you — it is because the words “portable cabin” cover a huge range of builds. This guide explains, item by item, what actually moves the price, so you can compare quotes properly instead of just picking the lowest number.

1. Size is the starting point, not the whole answer
Price begins with floor area, and the common sizes in India are quoted per unit rather than per square foot. A 10ft x 10ft security cabin, a 20ft x 8ft site office and a 40ft x 10ft labour accommodation unit are three completely different jobs in steel, panel and transport.
But size alone tells you very little. A 20ft x 8ft cabin built with 50mm PUF panel, a steel channel base and vitrified flooring can cost twice as much as the same 20ft x 8ft built with thin single-skin sheet and a plywood floor. Always quote size and specification together.
| Common size | Typical use | What to check |
|---|---|---|
| 8ft x 6ft | Security / guard cabin | Window position, fan point, door lock type |
| 10ft x 10ft | Small site office, kiosk | Panel thickness, AC provision |
| 20ft x 8ft | Site office, shop cabin | Base channel size, flooring, wiring load |
| 40ft x 10ft | Labour accommodation, bunk house | Number of bunks, toilet block, ventilation |

2. Panel type and thickness — the single biggest cost driver
This is where most of the price difference sits. A single-skin GI sheet cabin is the cheapest to build and the hottest to sit in. A sandwich panel cabin with insulation between two sheets costs more up front and is dramatically more comfortable in Mumbai summers.
Insulation thickness matters as much as the material. 50mm insulated panel behaves very differently from 25mm, and you will feel it on the electricity bill every month the AC runs.
- Single-skin GI sheet — lowest cost, no insulation, heats up fast. Fine for short-term storage or a temporary guard post.
- PUF sandwich panel — best thermal performance per mm, keeps AC load low, the usual choice for site offices people actually work in.
- Rockwool sandwich panel — better fire behaviour, heavier, chosen where fire norms apply.
- Thermocol / EPS panel — cheaper than PUF, bulkier for the same insulation value.
3. Structure, base and frame
A cabin that will be lifted by crane, trucked across the city and set down on uneven ground needs a base that can take it. Heavier MS channel and a properly welded frame add cost — and they are the reason one cabin survives five relocations while another twists on the second move.
If your cabin will be shifted between sites, say so before you take a quote. The build changes.
4. Interior finish and fittings
This is the part buyers usually forget to specify, and then feel short-changed when the cabin arrives. Every one of these is a line item:
- Flooring — plywood, vinyl, laminate or vitrified tile
- Electrical — number of points, wiring gauge, MCB/DB, whether AC wiring is included
- Windows — sliding aluminium, glass thickness, grill and mosquito mesh
- Doors — sheet door vs flush door, lock and closer
- Ceiling and internal lining
- Toilet block, wash basin, plumbing if attached
- Paint system and exterior finish
- Furniture — table, chairs, racks, if you want it delivered ready to use
5. Transport, crane and site access
A finished cabin is a large object. Distance from the manufacturing unit, truck size, crane or hydra charges, and whether your gate and internal road can actually take the unit all feed into the delivered price.
A cabin going to a Taloja or Bhiwandi MIDC plot with wide access is a simpler job than the same cabin going up a narrow lane in central Mumbai. Share a photo of the access road when you ask for a quote — it prevents nasty surprises on delivery day.

6. GST, invoice and warranty
Ask whether the quoted figure is inclusive or exclusive of GST, and insist on a proper tax invoice. If you are a registered business, that invoice is your input credit — a slightly higher quote with a valid invoice is often the cheaper option overall.
Also get the warranty in writing: what is covered, for how long, and who pays for a service visit.
7. How to compare two quotes fairly
Put the two quotes side by side and fill in this checklist. If a column is blank, that is the question to ask before you decide.

Frequently Asked Questions
Is a portable cabin cheaper than normal construction?
For anything temporary or relocatable, usually yes — and far faster. A masonry site office takes weeks and cannot be moved. A portable cabin is fabricated in the unit and delivered ready. The saving is largest when you factor in time on site and the ability to reuse the cabin on the next project.
Does a bigger cabin cost proportionally more?
Not exactly. Cost per square foot usually drops a little as the unit gets bigger, because fabrication setup and transport get shared over more area. But very large units may need a bigger crane, which can offset that.
Should I buy or rent?
If you need it for one short project, renting can make sense. If you will use it across multiple sites over a few years, buying almost always works out cheaper — and you own an asset you can resell.
How long does delivery take?
A standard size with a standard finish is quick. Custom sizes, attached toilet blocks and special electricals add time. Confirm the timeline in writing when you place the order.
Do you deliver outside Mumbai and Thane?
Yes — we regularly deliver across Mumbai, Navi Mumbai, Thane, Bhiwandi, Panvel and Taloja, and further on request. Transport is quoted by distance and access.
